The Summit

The Summit Residences is a 53-unit multifamily development with integrated ground-floor commercial space located at the intersection of Hammersley Road and Heritage Circle. The building is three stories along Heritage Circle and Hammersley Road and steps to three-and-a-half stories along Pontiac Trail, responding to the site’s natural slope while providing additional privacy between the street and residential units.

The design carefully transitions between the active commercial corridor to the south and the Summit Woods residential neighborhood to the north. Stepbacks along the northern façade reduce the building to two stories adjacent to nearby single-family homes, while an additional stepback above the commercial space accommodates a tenant common room and rooftop deck. These architectural transitions, paired with layered landscaping, create a year-round buffer from the Beltline and enhance the streetscape without intruding on the surrounding neighborhood.

The exterior architecture is grounded by a light-colored brick veneer combined with neutral and dark-toned horizontal siding. Variations in material composition, color, and window placement break down the building’s overall scale and reinforce a compatible relationship with the surrounding context.

Parking is provided through a combination of underground tenant parking accessed from Hammersley Road and a small, enclosed surface lot accessed from Heritage Circle. The site’s proximity to public transit further supports the project’s context-sensitive and pedestrian-oriented design approach.
