Project Overview

Located along the South Park Street corridor, The Emerson introduces contemporary mixed-use housing along one of Madison’s primary gateways to downtown. The project redevelops an underutilized site to provide much-needed residential density while strengthening the urban character of the corridor. Positioned directly on existing bus lines—with a bus stop located on the property—the development supports transit-oriented living and improves connectivity between the South Madison neighborhood, downtown, and surrounding employment centers.

The building’s architecture reflects a contemporary urban design language that reinforces the rhythm and scale of the Park Street streetscape. The façade is composed primarily of masonry, complemented by areas of composite siding and a manufactured cut stone base that visually anchors the building to the site. Carefully proportioned openings and articulated detailing establish a consistent architectural cadence along the street, creating visual depth while maintaining a cohesive and durable material palette suited to a high-traffic urban corridor.

At the residential level, the building incorporates a variety of shared amenities designed to extend the living environment beyond individual units. A community room opens directly onto a third-floor outdoor gathering space and rooftop patio, creating an elevated social hub that overlooks the surrounding neighborhood. These outdoor spaces provide opportunities for residents to gather, relax, and connect while reinforcing the building’s layered architectural composition.

Through its thoughtful massing, durable material selection, and integration of outdoor communal spaces, The Emersontransforms a previously underutilized property into a vibrant mixed-use development.
