The Derby isa four-story mixed-use, workforce housing development providing 70 apartment units in a mix of one-, two-, and three-bedroom layouts. The building incorporates underground parking for 61 vehicles, supplemented by a detached accessory garage, to provide one secure parking stall per unit. Select first-and second-floor three-bedroom units feature individual entrances, reinforcing a residential scale and enhancing street-level engagement.
The project integrates a range of shared amenities, including a community room with kitchen and adjacent courtyard, fitness center, package room, resident storage, and dedicated children’s play areas. In addition to serving residents, the building includes approximately 1,200 square feet of community-oriented commercial space that supports the broader neighborhood. This space houses office and classroom facilities for the Allied Wellness Center and the Latino Academy for Workforce Development, providing job training opportunities through a shared on-site classroom.
Architecturally, the building is designed to contribute positively to the surrounding Derby neighborhood through careful massing, clear organization of uses, and durable materials. The project balances residential density with community-serving spaces, reinforcing its role as both a housing resource and a neighborhood asset.
