Project Overview

Royster Commons is a thoughtfully designed four-story mixed-use building, seamlessly bridging the dynamic corridor and surrounding neighborhood context. The development consists of 89 apartment units (studios, one-bedrooms, and two-bedrooms) atop approximately 41,200 sq ft of first-floor commercial space, with 104 enclosed parking spaces efficiently integrated. Vehicular access is provided via Dempsey Road, Pinney Street, and Royster Oaks Street, enabling enclosed parking at the lower level and surface parking without traffic conflict into the neighborhood. The façades feature layered articulation through changes in color, texture and material. A cast-stone base anchors the building, while masonry and metal paneling above provide a high-quality, durable exterior that reflects both the commercial scale of Cottage Grove Road and the more residential scale of the adjacent blocks. The design respects the surrounding pattern by stepping back the third floor on all street sides so that the pedestrian experience reads as a two-story presence along the sidewalk, reinforcing a human scale. Positioned to activate the streetscape, the project supports the neighborhood plan’s mixed-use vision, enhances connectivity, and brings new amenities and commercial vitality to the area while upholding the orderly development pattern envisioned for the corridor.
