Project Overview
Located along the vibrant Williamson Street corridor, Irwin is a mixed-use residential development that thoughtfully responds to the character, scale, and architectural rhythm of one of Madison’s most distinctive neighborhoods. Rather than replicating historic architecture, the building embraces a contemporary design approach that draws inspiration from the surrounding urban fabric, creating a development that feels both authentic and contextual within the Williamson Street streetscape.
The building’s masonry façade is carefully organized into distinct architectural components that reflect the traditional pattern of storefronts and residential buildings found throughout the corridor. Along the western portion of the building, ground-floor commercial spaces feature storefront glazing and pedestrian-oriented entrances that reinforce the active street life of Williamson Street. Above, residential floors step back at the upper level to reduce perceived mass and maintain compatibility with neighboring structures. The eastern residential portion is set back from the commercial frontage, creating a transition in scale while providing additional separation and privacy for ground-floor residences. Architectural features such as walk-up stoops, recessed entries, and projecting bay windows add depth and articulation to the façade, contributing to a rich pedestrian experience.
Material selection and building massing work together to create a contemporary urban expression rooted in the neighborhood’s architectural traditions. A predominantly masonry exterior establishes permanence and durability, while variations in brick color, façade depth, and recessed building elements break down the overall scale of the structure. The building’s stepped massing aligns with Williamson Street Build II requirements and reflects the proportions of adjacent buildings, allowing the development to integrate seamlessly into the existing streetscape while maintaining its own architectural identity.
Designed to support modern urban living, Irwin extends beyond the residential units to provide a collection of thoughtfully integrated amenity spaces. Residents enjoy access to a landscaped courtyard and picnic area, fitness center, sauna, co-working and study spaces, game room, community room with kitchen, and an on-site coffee shop that activates the street and strengthens neighborhood connections. Through its contextual design, pedestrian-focused architecture, and carefully crafted residential environment, Irwin contributes a contemporary and enduring addition to Madison’s historic Williamson Street corridor.
