252 Dunning is a forward-thinking, sustainably designed multi-family development located in Madison’s vibrant Atwood neighborhood. The project features a two- to three-story building with 32 studio, one-bedroom, and two-bedroom apartments above structured underground parking. Thoughtfully designed to transition between the nearby four-story mixed-use buildings and surrounding single-family homes, the architecture presents a townhouse-inspired façade with two-story street frontages and a recessed third floor, creating a comfortable, human-scaled presence along the sidewalk.
More than a beautiful addition to the neighborhood, 252 Dunning sets a new benchmark for sustainable urban living in Madison. The project is designed and constructed to meet Passive House (PHIUS CORE) net-zero ready standards, reducing energy use by up to 70–80% while delivering exceptional comfort, air quality, and durability. A partnership with Precipitate Passive House Consulting ensures rigorous implementation and training for all project partners, making this the first for-profit multifamily Passive House project in Madison.
Sustainability extends beyond energy performance through low-impact stormwater management, including a visible rain garden at the northwest corner, a green roof on the third level, and full compliance with the City’s stormwater standards—enhancing both the site’s ecology and visual appeal. Garage access is discreetly located along the south side via a shared easement to minimize neighborhood traffic.
